damage to my home

Our house in NY had some fairly significant water damage a couple of months ago. We are now residents of Tennessee. We received the first disbursement check yesterday.

i'm a contractor with many contacts in the NY area so i'm going to be making the repairs myself, we've had some financial issues due to the economy coupled with not being able to find tenants (which i was assured would not be a problem by the Property Manager we'd hired) and have nearly fallen into foreclosure We've placed the house on the market as a result. The adjuster made allowances for everything from replacing the comode to the showerheads..all the baseboards..carpet etc. Much of this is rather unnecessary imo. The damage to the pipes is a definite cost, the bathroom floor where the leak originated, the ceiling tiles that fell in the basement..sure; but my question is this..

Do all of these other non-essentials need to be done or is there a way to get around that so as to turn a profit and possibly get caught up on the mortage? The carpet can be extracted and treated..i can blast heat in the house to dry it up and repaint..etc. In other words, in my professional opinion of 20 years in the construction industry It just seems like the bank wants to sweeten the pot and take our home after it's all "fixed" ya know? i feel like something's out of wack.

..well, i've been in NY for about a month and a half. The contractors have done the majority of the work, since it went into default i can't self contract; but at least it's getting done i guess.

Not sure if we'll be able to keep it though..it's a sad day.
